The amendments include an increase in allowable densities, and the introduction of minimum densities for all lots in new neighbourhoods, and large lots in mature neighbourhoods. The minimum densities would not allow houses or semi-detached units to be built on lots zoned for apartments. Nor do the minimum densities allow for large family-sized apartment units with generous amenity spaces.
The amendments increase the allowable site coverage for adult bungalow developments, from 40% to 45%.
The separation space requirements between windows of adjacent buildings have been removed in the proposal. This could pose some privacy issues.
